About The Wave, Muscat

The Wave, Muscat is a thriving freehold title waterfront community spread along a stunning 6km stretch of coast in Muscat, the capital of the Sultanate of Oman.

The Wave, Muscat offers outstanding lifestyle and leisure experiences that comprises residential properties interspersed with green spaces, pedestrian wlakways and inland waterways, exciting retail and dining facilities and Oman’s only signature PGA Standard 18 hole links golf course, designed by Greg Norman.

A centerpiece of the development is the 400-berth Almouj Marina, Oman’s largest private yachting hub and a popular center for recreational activities and water sports events in the country.

The Wave, Muscat is also home to a number of luxurious hotels managed by internationally-renowned hospitality brands, including the Kempinski and Shaza Hotels. Its retail marina village and beautifully-landscaped public spaces meet the recreational needs of the community as well as providing a destination for visitors.

The luxurious mixed-used development has been master planned as a modern interpretation of traditional Omani architecture and has grown organically since construction commenced in 2006 - with a non-symmetrical street pattern, low-rise buildings and aesthetically designed structures rendered in sedate shades of white, sand and date palm green.

With a spectacular waterfront setting and a masterplan that sensitively reflects Oman’s stunning natural landscape of mountains and sea, The Wave, Muscat is a world-class lifestyle destination in the new heart of Muscat.

Over 1000 residences have been completed and handed over to their owners. Many other properties are currently under construction.

The project is being developed as a joint-venture between Oman’s Waterfront Investments (representing the Government of Oman), National Investment Development Company (representing the Pension funds of Oman) and UAE-based real estate developer, owner and manager Majid Al Futtaim Properties - a pioneer in the retail, leisure and hospitality landscape in the Middle East.

As a showpiece community development that embodies the spirit of modern Oman, our mission is to create a waterfront destination that captures the diverse aspects of Omani culture, its stunning natural landscape and rich cultural heritage, while providing outstanding lifestyle and leisure experiences.

The entire community – including the residential properties, public spaces and retail and hospitality assets – blends traditional architectural elements with a clean, sophisticated and modern design aesthetic, in a resort-style masterplan that seamlessly complements Muscat’s natural topography.

The entire project remains conscious of the natural environment and has been developed using eco-friendly and sustainable materials and techniques. Our marina is the first in the Middle East to be awarded the International Clean Marina Accreditation.

In developing The Wave, Muscat our vision was to create a platform that provided opportunities for the growth of local businesses and the development of successful relationships with our stakeholders from within the country, the region and beyond.
